How Long Does It Take to Build a House on Your Land in Florida?
Construction of a Red Door home takes about 240 days from the day your permit is issued, depending on the floor plan and the finishes you choose. Before construction starts, plan on roughly one to three months for design, your estimate, financing and permitting. That stage varies by county, and it can run longer.
What happens before construction starts?
Four things, in this order, and each one has to finish before the next can start. Together they usually take one to three months, though permitting timelines differ from county to county.
- Pick a plan and personalize it. Visit the showroom in Micanopy, choose from 23+ floor plans, select your elevation and options.
- Confirm the land. If you own it, we run a free land evaluation. If you do not, we help you find the right homesite first.
- Cost estimate and financing. You get a written estimate, then work with a lender. We are an approved builder with a range of mortgage lenders, banks, credit unions and Farm Credit partners.
- Pre construction meeting. Plans are finalized, permits submitted, purchase orders prepared, and our production team walks you through the whole build.
So how long from my first visit to move in?
For most families it is roughly 11 to 14 months: one to three months to get from the first conversation to a permit, then about 240 days of construction. The front end is the part that varies most, because every county runs its own permitting timeline. Bring your target date to the first visit and we will tell you honestly whether it is realistic for your county.
What can move the date?
- County permitting. Review times differ by county and by season.
- Site conditions. Clearing, fill, well and septic work all happen before the slab.
- Selections. Changes made after the pre construction meeting can push the schedule.
- Weather. Florida summers and storm season affect site work more than interior work.
What if you miss the date?
We promise to finish your home on time and on budget. Guaranteed. If we do not, we pay your mortgage until it is move in ready. That guarantee is the reason the schedule gets built carefully at the pre construction meeting instead of optimistically at the first handshake.
Can I watch the progress?
Yes. You get photo and document updates as the build moves, so you can follow along whether you live 10 minutes away or out of state, and your construction manager is reachable throughout.
